The existing facility at 50 Water Street is located in the heart of historic Gastown, Vancouver.

This project was completed along with the renovation project for the adjacent building located at 44 Water Street. Project goals included blending current mechanical design principles with a sustainable twist into heritage preservation.

Introba (formerly Integral Group) provided mechanical engineering services for this extensive renovation project. It entailed the complete re-construction of virtually every existing building element, including the structural, architecture, mechanical, and electrical systems. Only the heritage façade facing Water Street was retained. The design of this three-story, 28,500 ft² building, combines heavy mass concrete, brick, and wood materials to restore as many original architectural features as possible. A green roof with a skylight provides outdoor social space for the building occupants while reconnecting the building with nature.

Key Features

Key features include a vertical geo-exchange system installed below the existing structure. Combined with a radiant heating and cooling system and exhaust air heat recovery, the building’s energy consumption is significantly reduced. Displacement ventilation and a heavy mass concrete structure work together to improve indoor environmental quality by providing stable indoor temperatures and improving the performance of the radiant heating and cooling system.
