MeadWestvaco’s new corporate headquarters facility in downtown Richmond, VA is a twelve-story building. The building will include general office space, a conference center, kitchen, and cafeteria and fitness center. In addition, there are four levels of parking below grade. The project will be completed and occupied in the fall of 2009.
Integral Group was the commissioning agent for the project and is providing both fundamental and enhanced commissioning services to meet the goal of a silver LEED NC certification. The commissioning process included reviews of the base building and tenant improvement design documents as well as operator training, full start up and functional performance testing and end of warranty assessment. Systems included in the review and commissioning processes included HVAC, lighting, domestic hot water and building automation.
Public spaces include a fitness center on the ground floor with adjacent bicycle storage. The multipurpose rooms offer conferencing space and an outdoor terrace with green roof for client presentations, in-house celebrations and other functions. The conferencing space, due to its high occupancy, offered opportunities to explore ways of reducing demand on the HVAC system through the use of energy economizers and timing devices to gauge building usage. The project team focused on exterior glazing and maximizing visibility as well as thermal value. The on site cafeteria opens up to a wide view of the James River and incorporates a variety of low VOC materials.
