TT International | 62 Threadneedle Street


This project involved the fit out of two floors to CAT B specifications in 62 Threadneedle Street for a hedge fund company. The office fit-out included traders’ open desk areas, client meeting rooms, conference rooms, canteen, and break-out areas. The staff floor areas are over two levels and linked with a feature staircase with specialist lighting.

The specific challenge for this project was its immensely fast-tracked program, as the client planned to be in occupation within sixteen weeks from the appointment of the design team. Elementa Consulting ensured specific attention to efficient communication between stakeholders and the design team to allow this to happen. This included challenging the brief to guarantee the design was what the client wanted and ensuring no significant future changes could risk project delays.

Intended originally as an employer’s requirements package for the design and build contract, Elementa Consulting agreed to accelerate its design. The design was to be at Stage 4 level in the same period so that the contractor’s detailed design time could be saved to allow quicker approvals and equipment procurement. With this in mind, the fan coil units could be pre-ordered from our design to enable the contractors to commence the early sequence strip out and MEP installation.

We undertook value engineering by utilization of existing CAT A services in areas where the aesthetics of the interior design were not to be compromised.
