Atrium Court
Integral Group performed the MEP design for Atrium Court Bracknell, including refurbishing a nine-floor office block (approximately 120,000 ft²) consisting of six offices and three floors of below-ground car parking and plant areas.
The refurbishment consists of several floors returned to Cat A, several floors returned to shell and core for future fit-out, and the occupied floors remaining untouched. The project is to be phased out due to the in situ existing tenants.
The shell and core landlord areas are being refurbished, including toilet and lobby areas and life safety systems. All of the works are to be undertaken in such a manner thus not to cause disruption to the existing tenants and maintain business as usual on the occupied floors. This has included providing temporary works solutions to enable active floors to remain live.
All life safety systems are being replaced within the building, the existing systems are to be retained on the occupied floors, and the new installation on all other floors is to be interfaced to provide full coverage. A complete mechanical and electrical main plant and infrastructure replacement are being carried out due to the age of the building.
Others are also fully validating the existing plant and infrastructure to ascertain the possibility of reuse or refurbishment. In addition to the main refurbishment, there is a new external Atrium to provide a new entrance and reception space. This project is being procured in a staged approach but is fully designed.
