Travelodge Hotel | Cheshire Oaks
Elementa Consulting worked with Legal and General (L&G) to help develop this site which includes a 75-bedroom Travelodge and 7,100 ft² of retail space split between two units.
The scheme had been approved by the 2006 building regulations, but L&G took the bold decision to look again at the scheme in association with the Part L 2010 requirements before project commencement. Elementa Consulting carried out a full 2006 to 2010 Part L review, covering energy, carbon, and cost for the upgrade and providing a new energy strategy for the scheme. Based on an economically enhanced option, L&G moved the scheme to Part L 2010 with the added requirement of meeting BREEAM Excellent based on the initial BREEAM consultancy provided by Elementa Consulting.
CHP provided an energy saving for the development of 41% compared to the statutory requirement of 10%. It also offered a CO₂ savings of 17%, allowing maximum achievement of BREEAM credits for renewables. The scheme achieved an EPC rating of B and has earned a BREEAM Excellent rating, the first project that has reached this status for L&G outside of London.
Elementa Consulting advised building regulations, building modeling, construction elements, energy, and CO₂. This advisory became a reporting, planning, performance design, and specification service for tender. The team acted as the client’s checking consultant during construction and also provided utility advice, application service, and management with the main contractor.
Elementa Consulting provided the client with pre-assessment BREEAM advice and then enhanced our service to BREEAM Champion, and BREEAM accredited professionals during the construction process, helping the client achieve a BREEAM Excellent rating under the responsibility of the main contractor.
